Excuse me while I blow the dust off my keyboard…  It’s been a while since my last post, and quite honestly, I haven’t made time to put all the great information I have taken in over the past couple of months here for you.  August was one of the busiest months I’ve had yet working with buyers and sellers and I am grateful for the opportunities that have presented themselves.  Thanks for sticking around, keep coming back, I have built up a backlog of posts I hope to get out soon.

Earlier this week, while sitting in class to get my Green Designation from the National Association of Realtors, I received an email from OG&E about an offering they have for customers in the Oklahoma City Metro about a $50 Energy Assessment.

Save on your energy bill by making your home more energy efficient.

For a limited time, OG&E is offering an in-home energy audit for your home (valued at $250). This assessment of your home includes a comprehensive report describing everything from no-cost/low-cost simple changes to long-term recommendations that start saving you money right away!

In addition, you receive a FREE air conditioner tune-up (valued at $75), a credit toward any needed air conditioner duct sealing and repair (valued up to $300) and a FREE energy efficiency kit (valued at $30) with valuable coupons … all for just $50.

As a resident and newly elected board member to the Quail Creek Homeowners Association,  I couldn’t be more proud to help find the new owner for this home.  With sponsored events like the 4th of July Parade, Holiday Sleigh Rides and private neighborhood security Quail Creek is a great place to call home, and I think you’ll agree.  I can honestly say I love living in the area, the neighbors are friendly and represent a wide age range.  Kids still play in the streets and adults are out exercising or gardening.  It’s easy to feel the sense of community and pride here.  The board of the homeowners association work tirelessly as a team to keep up the top-notch reputation Quail Creek has earned over the years.  Recent projects include new entrances and landscaping throughout the addition.  You can find out more about the neighborhood and becoming a voluntary member of the association at www.QuailCreek.org

Quail Creek 4th of July Parade, err 3rd of July Parade by simonshingleton

We can’t wait to for this Saturday’s annual Quail Creek Parade.  Last year was the first year to participate and Jude took 1st place in the stroller division, granted he might have been the only one in the category,  but as a dad I was still pretty proud.  Our experience last year was just one of the many reasons we are so happy to be part of Quail Creek and also why I chose to become more involved.  A couple of months ago I got a call that I had been nominated by John Beaty a fellow neighbor who helped get our sprinkler system in the island in our cul-de-sac fixed.  John is a great guy and his can-do attitude.  As a sidenote John owns a business called Aqualine, sprinkler irrigation and repair.  I have him out to diagnose and fix some major issues with our system just today.  If you are looking for an honest company with a proven track record, I can personally vouch for John.

Anyway, back the call I got a couple of months back.  I had been volunteering my time with Quail Creek Commandos, we do a voluntary patrol of the neighborhood during the day to fill in the time that the Securitas Guards are off duty.  Another great benefit of being a member of the Quail  Creek Home Owners Association, while out-of-town the Securitas guards will do a nightly drive-by of your house inspecting the backyard and even offering to pick up you paper while away, talk about having a watchful eye on your place while away.  It gives me great peace of mind being a resident of the neighborhood.  The voicemail I received said I had been nominated to become the newest board member the Quail Creek Homeowners Association.  I was flattered and a little surprised!  Of the couple of meetings I have attended I am honored to represent the neighborhood and join with the others who strive to keep Quail Creek the great place it has always been.

We can’t wait to see you there!

If you are a resident of Quail Creek and would like to stay up to date on all news, happenings, and safety tips, please sign up for our Constant Contact Email List.  Rest assured you will not be bombarded with sales pitches, unwanted spam, and your information will be kept confidential.  And if you would like to join the Quail Creek Homeowners Association and enjoy all the other benefits we have to offer, please send me a message and I will be glad to answer any questions you may have.  Your nominal investment which includes a tax-deductible donation will help us to continue to provide the services and activities we all enjoy.

Update on Cypress Springs Memory Care Facililty by simonshingleton

Many of you may remember the post I did on the Cypress Springs Ahlzhiemer’s & Memory Care currently being constructed on a vacant parcel of land at N. May Ave. & Elmhurst on the edge of Nichols Hills across from the Lakehurst Addition.

Since that post I have had the honor of attending the annual Alzheimer’s Association of Oklahoma & Arkansas Annual Black-Tie Gala Event, co-sponsored by Cypress Springs and most recently a reception and tour of the construction site for the residences.  The developers shared their vision for a light and bright facility with high end residential finishes as opposed to the institutional feeling all too familiar to those of us who have had loved ones in an assisted living facility.

Having a background in hospitality development, the development team, including Mr. Phil Brosseau, who’s previous ventures include The Palomar in Dallas, The Palomar in West Hollywood, both Kimpton Hotel Brands, and the Four Seasons in Dallas, they understand that the environment is so key to the experience and have keyed in on many details that really make the residence a warm and welcoming environment.

With a touch of the cape cod style and pastel hues on the exterior they want the play to the whimsical side, lots of natural light throughout the building, operable windows in every room and ample courtyard space to stimulate all the senses.

Features of the building that stood out to me during the tour included:

Natural gas powered generator for continued operation should a power outage occur.

Custom built furniture armoires for storage in each room

Freestanding tiled showers for ease regardless of residents mobility

These are but just a few of some of the well thought out solutions to care for the residents.  If you would like more info check out their website or contact me and I can put you in contact with the sales director, Shannon Smith.

ValueMap- What’s Your Home or Neighbor’s Home Really Worth? by simonshingleton
May 18, 2010, 9:36 am

Here is another tool to value your home and see what the activity is in your neighborhood and surrounding areas of Oklahoma City and beyond.  Curious what your neighbors house really sold for?  Enter an address and let the interactive ValueMap show you what’s happening in your neck of the woods.  This search, offered through First American’s Realist tax database pulls data from the County Assessor’s records in conjunction with the most up to the minute real estate listings and sales to give you a view of the activity in your neighborhood.  Similar to Trulia and Zillow and easy to navigate this map based search is a good tool.

Disclaimer: Information provided from the county assessor is based on previous sales, homes that haven’t sold for several years don’t always show a value that would reflect what today’s market price would be.  Feel free to call or email me with any questions you may have regarding your home.

Thinking about buying or selling?  Contact me today for your personal consultation and an in depth Comparative Market Analysis all at no obligation to you.
